Eviction Letter Template

An eviction letter template is written by the landlord to the tenant to evict him/her from the property. The first step in the eviction process is to write an eviction letter or demand letter which is to be served to the tenant. Therefore, an eviction letter is written to evict the tenant from an apartment or a residential place. This eviction may be because of any default from the tenant’s side like late payment of rent, or for any sort of violation of a contract signed at the time of lease, or it can also be due to expiry of the lease agreement. This letter will be written in a formal business letter writing style and will include information about the property rented or leased and the reason for calling eviction.

Importance of Eviction Letter:

If the tenant doesn’t vacate the premises within the said days, the property owner can take legal action against the tenant. An eviction letter is a formal document that you can say is a warning letter which is used in a legal way. Every time, when a tenant of property or someone uses something on rent overdue for some amount of their previous rent, the homeowner can generate an eviction notice which further communicates with the tenant as a legal notice. This eviction letter is the last option for a tenant as well as the homeowner; afterward, the real owner of property will simply kick the tenant and vacate the property.

Details of Eviction Letter:

An eviction letter format includes a statement of warning along with a solution to clear the due payments. This notice will clearly explain the reasons for which the property owner is willing to remove the tenant from his/her property. Moreover, he/she gives a timeline to the tenant with a specified date on which the tenant may be bound to pay. In case of non-compliance from the tenant, the property owner holds the right to take further course of legal actions. The content of an eviction letter should be chosen with care. If clearly states what the tenant has done wrong and how much time has been given by the property owner. A carefully written eviction letter can help the property owner to achieve his/her objectives without getting involved in legal proceedings.
